Finding a Realtor

The first step to the home buying process is finding a realtor with your best interest at heart. The most common way buyers find their realtor is a referral from family or friends. Searching online for your dream home can be fun, but it can also be very time consuming. Once you find your perfect realtor, they will do the searching for you!  Your Realtor will set up an online portal with properties that fit your criteria and homes will be delivered straight to your inbox. When the market is moving quickly and properties are selling fast, having homes delivered straight to you gives you a leg up on the competition.

While it is important to find a Realtor that is great at his or her job, it is also important to find a Realtor that you like.  You will be spending a lot of time with this person.  One of the differentiators with Lori Flynn Realty is a home buyers’ consultation. Real Estate Terminology

    • a form of language regarded as barbarous, debased, or hybrid.
Every industry has their own jargon. Whether you are buying or selling a home, here are some important real estate terms that you should know.
Pre-approval – a letter from your mortgage lender stating that your credit has been checked and they are willing to write you a loan.
Earnest Money – a check written by the buyer, held by the sellers broker. Also called good faith money, earnest money lets the seller know the buyer is serious.
Appraisal – done by the bank/mortgage company. An appraisal lets the bank know what the home is worth.
Title Company – A title company is a third party entity that makes sure the home is free and clear of any liens and is able to be sold.

What if you want to keep the sellers furniture?

When you buy a pre-owned home, do you know what will come with the house? Do you get to keep all the appliances, the art on the walls or the outdoor pizza oven on the patio?

Determining what will stay with the home and what will go with the previous owner will vary by seller and contract. Here’s how to determine what conveys with the home you’re considering, as well as tips to safeguard yourself when negotiating those extra items.

1. Check the listing. Start at square one and look at the original listing. Hopefully the seller specified the items included in their home’s asking price.

2. Know the screwdriver rule. For the most part, if it takes a screwdriver to remove, it’s considered a part of the home. This includes shelves, light fixtures and even curtain rods. But, if it’s hung on a nail, it’s removable and likely not included in the sale.

3. Negotiate with the seller. If there’s something you’re interested in that isn’t part of the listing, we can negotiate with the seller.

4. Talk to your lender. If the seller agrees to include big-ticket items, you’ll want to tell your mortgage lender. Depending on the type of loan you have, it could affect the appraisal or change the value of the property.

So, unless the seller specified the washer and dryer in the listing, you should assume they’re not included. As for the pizza oven? If it’s built into the patio, it’s probably already built into the listing price.

Chimney & Fireplace Inspection

A chimney inspection is a service performed to look for buildups and blockages, followed by sweeping to remove problems inhibiting performance. In this article, we will outline what is involved in a good chimney sweep.

A good chimney company certified by the Chimney Safety Institute of America, will include these elements (and more!) within their chimney inspection:

  • Rain Caps: highly recommended to prevent moisture from snow and rain to get down into your chimney, as well as birds and other critters.
  • Brick and Mortar: important elements to take a close look at in every inspection to evaluate if any bricks exposed to weather need to be re-set, or if the mortar needs repointing.
  • Flue Liner: cracked flue tiles and excessive creosote buildup would need attention, and if the chimney hasn’t been swept recently, they will recommend that it be cleaned before your first fire of the season in order to prevent unsafe consequences to wood-burning fireplaces, such as chimney fires.
  • Fireplace Blower: these parts unfortunately do not have a filtering system to prevent buildup of dust and hair on the blower. Excessive buildup will shorten the life of this part and can even be a fire hazard.

If you choose to skip a chimney inspection or simply forget, you face the risk of running into all sorts of problems. These problems have the ability to cost you thousands of dollars in damages, or could result in injury or death to those inside the home as well as neighbors. Residential fires are not something to be taken lightly, and the lack of regular chimney inspections is a very common cause of house-fires.

Let’s Talk Carmel

Let’s Talk, Carmel! That is the name of a new website that has been launched by members of the Carmel City Council as a way to answer commonly asked questions about a variety of issues related to the City, its government and its mission to become the best place to live in America.

“All seven of us represent a certain district or a certain set of Carmel residents who come from all walks of life. But we have noticed that the questions we hear during our meetings with constituents are often the same,” said Kevin Rider, Council President. “We decided to launch this website in order to address the most commonly asked questions.”

As social media continues to grow and often dictate the course of debate on a local level, it has become increasingly difficult for elected leaders to answer all the questions and ensure that residents are getting facts from trusted sources and not just opinions.

Let’s Talk Carmel will become a repository of commonly asked questions and answers pertaining to the City of Carmel and the actions taken by its governing body. It is owned and operated by the Carmel City Council, and is intended to inform … not, be a platform for addressing political opinions. There are a number of social media outlets for that debate.

“We want readers of Let’s Talk Carmel to get simple, plainly-written and direct answers to the
questions that they have. We feel we owe it to our constituents to be as transparent as possible about the
things we do … and the reasons behind our decisions,” said Council Vice President Jeff Worrell.

While each of the Council members review and approve the responses, there will be times when
individual members will want to offer an alternative opinion or additional thoughts. Those will be added
to each answer as needed.

“I believe this is a transformative, if not a little risky, outreach tool for a City Council to use,” said
Council Finance Chair Sue Finkam. “As in most things we do, Carmel’s leaders are attempting to do what
has not been done before. We are taking an aggressive approach to creating a transparency portal … and
we anticipate that our residents will appreciate the intent to inform and engage.”
