Preparing Your Inspection Response

After the inspection, you and your realtor will both review the inspection report. You will then work together to prepare your inspection response. In the response you will ask for items that you would like to seller to take care of prior to closing. Don’t forget, this is another point of negotiation throughout the homebuying process. It is important to remember that this is a time to ask for MAJOR DEFECTS to be repaired, not nit-picky items.

According to Indiana law, defect means a condition that would have a significant adverse effect on the value of the property, that would significantly impair the health or safety of future occupants of the property, or that if not repaired, removed, or replaced would significantly shorten or adversely affect the expected normal life of the premises.

The inspection response is a point of negotiation throughout the homebuying process. You and your realtor will work together to make sure your priorities are taken care of during the inspection negotiations. This is just one more reason it’s important to have a realtor you trust to do the best job for you.
